The people behind the data.
Zenlixe is a small, focused research operation. Our team combines backgrounds in construction economics, regional market analysis, and data structuring to produce the comparative cost tables our clients rely on.
A research team, not a consultancy.
Zenlixe was founded with a specific purpose: to give investor groups and housing cooperatives in Croatia access to the kind of structured market data that was previously available only to large developers with their own research departments.
We are not a construction consultancy. We do not prepare cost estimates for individual projects, and we do not recommend contractors. Our work is market research — systematic, county-level data collection and organisation on construction material and labour costs across Croatia.
This distinction matters. Our team is focused entirely on data quality and currency, not on advising on specific projects. That independence is what makes our reports useful as a reference point.
Research specialists with regional expertise.
Each member of our team covers specific geographic areas and material categories, ensuring depth of knowledge across all 20 Croatian counties.
Ana Kovačević
Specialises in structural material pricing — concrete, reinforcement steel, and prefabricated elements — across the Adriatic coastal counties and Karlovac region. Has tracked construction supply chains in Croatia for several years.
Marko Horvat
Responsible for the methodology behind our comparative tables — how data is categorised, normalised, and presented so that groups can make meaningful comparisons between counties and building typologies.
Petra Šimić
Covers labour cost data and installation pricing across inland counties including Slavonia, Baranja, and the Zagreb metropolitan area. Maintains ongoing contact with trade associations to keep labour rate data current.
How we maintain data quality.
Primary Source Research
Our team gathers pricing data from primary sources — supplier price lists, trade publications, and direct market observation — rather than relying on secondary aggregated databases that may be months out of date.
Regular Update Cycles
Construction material prices move with supply chains, import costs, and seasonal demand. We update our county-level data on a regular cycle to ensure the figures in our reports reflect current market conditions.
County-Level Granularity
National averages are of limited use to a group building in a specific county. We maintain separate data sets for each of Croatia's 20 counties and the City of Zagreb, capturing the regional price differences that matter.
Typology-Specific Tables
Cost structures differ between single-family homes, multi-family residential buildings, and mixed-use developments. Our tables are organised by building typology so comparisons are relevant to your specific project type.
